Location                                   

Located a stone’s throw away from the major arterial route Great South Road and only 250m to Otahuhu Town Centre, this site features easy access to SH One, which is just five minutes away.

It is surrounded by residential and commercial buildings and sits beside Otahuhu College’s sports grounds. There are several other primary and secondary schools in the vicinity, which afford it good versatility and flexibility for future development, should a residential development be undertaken.

With significant infrastructure being invested by Auckland Council into the local area (upgrade of local bus and train station and links), Otahuhu is gaining a reputation as a major growth area for Auckland.

Zoning

The property is zoned Mixed Use under the Auckland Unitary Plan, with the warehouse and retail buildings benefiting from existing use rights. Any future residential use to part or all of the property would be supported by the underlying Mixed Use zoning.

The Business – Mixed Use Zone acts as a transition area between residential areas and the Business – City Centre Zone, Business – Metropolitan Centre Zone and Business – Town Centre Zone. It also applies to areas where there is a need for compatible mix of residential and employment activities.

The zone provides for residential activity, as well as predominantly smaller scale commercial activity that do not cumulatively affect the function, role and amenity of centres. Provisions typically enable heights of up to four storeys. Greater height may be enabled in areas close to the city centre, metropolitan centres and larger town centres. Some street frontages within the zone are subject to a General Commercial Frontage Control New development within the one requires Resource Consent in order to ensure that it is designed to a high standard, which enhances the quality of streets within the area and public open spaces.

The property comprises a large scale industrial facility, originally constructed circa 1950s with addition and alterations occurring through to the 1970s. The combined property is held over 10 titles, with the majority at Fort Richard Road. Improvements offer lower stud warehousing split across two levels with ancillary workshop areas and large yards. Originally developed as a vehicle manufacturing and storage facility, the warehouse is spread over 13 bays along the eastern boundary and is of a sawtooth construction.
